When moving out of a rental property in Dubai, every tenant is required to do one important thing before the final inspection and handing over the keys. Most tenant contracts require that the property be returned in its original condition. What does it mean? Why does handover cleaning matter? Let’s find out.
A property with dusty corners, grease on kitchen surfaces, cobwebs, neglected bathrooms, or marks or holes on walls will not only leave a poor impression but can also affect your chances of getting your full security deposit back.
This is why handover deep cleaning matters.
Whether you are leaving an apartment in Downtown Dubai, a villa in Jumeirah, or a rented home in the city centre, this landlord-approved handover cleaning checklist can help you cover the areas usually checked during an inspection.
What Is Handover Deep Cleaning?
Handover deep cleaning involves cleaning a property from top to bottom after the furniture and belongings have been removed, often to make it ready for a final inspection by the landlord, property manager, or next occupant.
It’s also known as end-of-tenancy cleaning, final inspection cleaning, and handover cleaning and focuses on kitchens, bathrooms, walls and paint, floors, carpets, and tiles, windows, doors, bedrooms and living areas, balconies, and dirt hidden behind or underneath furniture.
The exact inclusions depend on your tenancy agreement and the property’s condition.
The Landlord-Approved Handover Cleaning Checklist
Our expert cleaning professionals at BusyBees Dubai share everything a professional move-out cleaning checklist includes.
1. Start With an Empty Property
Deep cleaning is much easier once you have removed the furniture and your belongings.
Check cupboards, drawers, behind doors, under sinks, inside wardrobes, and in storage areas for anything you may have overlooked.
Once the place is truly empty, you can start cleaning it.
2. Deep Clean the Kitchen
The kitchen is one of the most crucial areas to focus on during handover cleaning.
Start with high surfaces so any dirt falls downwards. Wipe cabinets inside and out, including handles and edges. Clean countertops, backsplashes, sinks, taps, and surrounding areas. Use a good quality degreaser to remove grease from surfaces.
Do not forget appliances that came with the property.
Remove food residue, particles, accumulated dirt, stains, and unpleasant odours (natural deodorisers). Empty the refrigerator and wipe its shelves, drawers, seals, and interior walls.
Finally, vacuum and mop the floor, paying attention to corners and areas beneath appliances. Identify anything that may need repair.
3. Bathroom Deep Cleaning
Bathrooms receive special attention during handover inspection.
Scrub toilets, sinks, showers, bathtubs, and tiles to remove any visible marks or stains. Remove soap residue from showers and limescale from taps, showerheads, glass panels, and tiles. Clean mirrors and other glass surfaces using an appropriate product.
Pay attention to less obvious areas, such as around toilet bases, behind taps and fixtures, shower drains, grout lines, exhaust vents, and cabinet interiors.
4. Clean Floors, Carpets, and Skirting Boards
If there are carpets, vacuum them thoroughly. Professional cleaners use HEPA-equipped industrial vacuums for deep cleaning. If carpets are heavily soiled or have stains, they may need professional carpet cleaning.
For hard floors, sweep to remove loose dust and debris first. Pay special attention to skirting boards, corners, moldings, and beneath cabinets.
For delicate flooring materials, use suitable cleaning products and methods to avoid damage.
5. Walls and Doors
Inspect walls for accumulated fingerprints, scuff marks, dust, nail holes, and small stains that may have occurred during the tenancy.
Clean walls where possible without damaging the paint. Focus especially on areas around light switches, doorways, corridors, and frequently touched surfaces. If you have changed the paint or color since moving in, restore walls to their original paint.
Clean doors thoroughly. Wipe light switches and other frequently touched surfaces.
Significant paint damage, holes, cracks, or other defects may require professional maintenance
6. Deep Clean Bedrooms and Living Areas
With furniture removed, defects or dirt in bedrooms and living rooms are more clearly noticeable.
Wipe ceiling fans, light fittings, vents, shelves, wardrobes, cupboards, and other surfaces. Vacuum floors, corners and edges thoroughly. Clean inside wardrobes.
If furniture has left marks on the floor or compressed carpet fibre, fix them before scheduling the handover inspection.
7. Don’t Forget Windows and Glass
Clean windows and glass can make a great impression during a property inspection.
Wipe interior glass, frames, sills, tracks, and accessible ledges. Remove fingerprints, dust, and visible streaks from glass doors, windows, and partitions.
8. Balconies and Outdoor Areas
Dubai’s dust and heat can severely impact your balconies and outdoor surfaces.
Sweep or vacuum balcony floors, accessible areas, and surfaces, remove loose debris, and clean glass. Look for visible defects. Wipe railings and accessible fixtures.
Clear the drains. Do not attempt cleaning or repairs at height unless you are qualified.
9. Perform A Final Self-Inspection
A handover clean should focus on the details that are easily overlooked.
Before you call the landlord or property manager for a handover, walk through the apartment, checking every wall, floor, surface, door handle, ceiling fan, wardrobe, window, AC vent, corner, kitchen, bathroom, and fixture.
Ensure that every light switch, electronic item, and toilet flush works properly.
Should You DIY or Hire Professional Handover Cleaners?
End-of-tenancy cleaning can be complex and overwhelming. You may not know what to clean or what a landlord will notice. Moreover, you may already be too busy planning your move, handling logistics, and packing. Deep cleaning before moving out should not add to the burden.
A full move-out clean can be extremely demanding, particularly when you’re on a clock. Professional end-of-tenancy cleaners have years of experience performing landlord-approved systematic deep cleans for Dubai properties and can help you get your full deposit. We also provide a move-out cleaning completion certificate recognised by most Dubai property owners.
